Access Statement

Introduction
We welcome guests with any disability, however due to the age of the house and its method of construction, access is very limited for wheelchair users.
The house was constructed in the 1850’s and is built into the hillside. Plas Tan y Graig means “The Manor under the Rock”. This does mean that there are some physical limitations to access.
This statement gives details of access, procedures and facilities at Plas Tan y Graig. We will make every effort to make your stay as comfortable as possible, so please do not hesitate to ask if there is anything we can do to assist and make your stay more enjoyable.
We would welcome any constructive suggestions or additions to this statement, or how access might be improved within the limitations of the house and its construction.
General Information
We are located just 30m from Beddgelert bridge, in the heart of the village. Most shops, pubs, cafes and restaurants are all within 100m of the guest house.
Breakfast is fully served in the dining room between 8 - 10 AM daily based on a pre-order system. If an earlier start is required a self-service breakfast should be requested before 4pm the previous day.
We provide a daily housekeeping service but do not offer room service i.e. no meals or drinks are served to guest bedrooms.
4G Mobile telephone coverage is available in the village through EE, BT Mobile, T-Mobile, Orange and 3 Mobile. There is no telephone kiosk within the village.
Bus services operate to and from Porthmadog, Llanberis, Caernarfon, Pen-y-Pass and Betws-y-Coed.
The nearest mainline railway station is at Porthmadog (8 miles). There is also a station at Beddgelert for the Welsh Highland Railway narrow gauge service which operates between Porthmadog and Caernarfon during peak holiday periods.
Guests may be shown to their room and an explanation given about the facilities available.
There is a comprehensive information folder in each room, a large print version can be made available on request.
We regret that we do not allow dogs or other pets into the house other than officially prescribed guide dogs for the impaired.
Emergency Actions
There is a smoke detector in each bedroom and in all areas of the ground floor.
Manual fire call points are situated on each floor approximately 1.2m above floor level:
  • Adjacent to the front door.
  • Adjacent to the door leading to the patio from the guest lounge.
  • Adjacent to the fire door on the first floor.
  • On the half landing between the first and second floors.
  • All detectors and call points are automatically linked to a fire panel. The complete system was upgraded in 2007 and complements the latest fire safety legislation.
    The alarm is sounded by a continuous siren in each bedroom and the stairwell. If this does sound, PLEASE regard it as evidence of a fire, and act accordingly.
    Please read the fire instructions located in your room and make yourself aware of the location of the exits from the house. The fire assembly point is on the patio at the side of the house.
    All emergency signs in the house are photo luminescent. If you have hearing or sight difficulties, or require assistance in the event of an emergency, please let us know.
    Mobility Access
    Access to the house
    Car parking for disabled guests: we have a small lay-by which can accommodate two cars. If notified in advance, we will do our best to reserve a space for any guests with specific mobility difficulties.
    Car parking for all other guests: Colwyn Banc Car Park is 270 metres distance (3 mins walk). Travelling from Plas Tan y Graig, the car park is on the right hand side of the A4085 opposite the village school. There is a coin meter or you can use https://paybyphone.co.uk app - car park # 803872 Colwyn Banc.
    Alternative public parking is available near the Welsh Highland Railway platform, to get there cross the stone bridge in the centre of the village and follow the road to the right, at the village green turn right down a short narrow road to enter the car park.
     
     
    Guests can be dropped off at the foot of the main steps up to the house, but we must advise that this is a “double yellow line” zone.
    There is a total of 12 steps of uneven height up to the front door, split into a group of 5 steps, a group of 4 steps and a further rise of 3 steps, with a flat area between each group.
    There is a streetlight attached to the house at the patio end, we also provide down-lighting on the steps and at the front door itself.
    An alternative access to the house is from the lay-by using a set of 12 uneven steps, traversing the flat patio area, up a small ramp into the dining room onto the same level as the entrance hall.
    Help is available if any guest requires assistance carrying luggage.
    Access within the house
    Plas Tan y Graig is a three floor Victorian house, with four flights of internal stairs.
    Staircases are fitted with carpet in contrasting colour to the walls. All stairs have a rise of approximately 17cm.
    Each staircase has a handrail, situated on the right-hand side when ascending, and on the left when descending.
    During the hours of darkness, lighting is provided throughout the stairwell.
    All bedrooms are on either the first or second floor:
    Access to the first floor is via a set of 12 stairs, a small half-landing and a further 6 stairs.
    Access to the second floor is via a further set of 10 stairs, a half-landing and another 6 stairs.
    We can provide a seat on each half-landing upon request.
    Entrance hall
    The entrance hall is fitted with natural wood flooring in a contrasting colour to the walls. Both the dining room and guest lounge are accessed from the entrance hall.
    Dining room
    Breakfast is served in the dining room, situated on the ground floor.
    The floor surface of the room is natural wood.
    All tables and chairs are of a universal height. Breakfast is prepared and served based upon a pre-order system. Specific dietary requirements can be catered for, please provide 48 hours’ notice if possible.
    A copy of the breakfast menu is available in large print upon request.
    Guest lounge
    The lounge is on the ground floor, accessed from the hall. It has a natural wood floor. There are two large fabric sofas and a natural wood chair.
    Patio
    The patio is located at the side of the house and is lit during the evening. It is accessed from the dining room via a small ramp, or from the front door via three small steps down, a flat path and a large step up.
    Upper Gardens - NO ACCESS PERMITTED!
    The upper gardens are located above the patio area. Due to the steep nature of the upper gardens and the danger of slip and fall, NO guest access is permitted from the patio into the upper areas.
    Hearing impairment
    All rooms have a Freesat Smart TV with the ability to enable audio description. Guests may be shown to their room and an explanation given about the facilities available.
    Sight impairment
    Additional lighting for all rooms is available upon request.

    Bedrooms - General
    ‘Room 1 – Woodland’ has optional twin single beds or king size bed. Bed height is 65cm.
    ‘Room 2 – Exclusive’ has a king size double bed. Bed height is 65cm.
    ‘Room 3 – Panoramic’ has a king size double bed. Bed height is 55cm.
    ‘Room 6 – Comfort’ Has a king-size double bed. Bed height is 65cm.
    ‘Room 7 – Luxury’ has a king size double bed. Bed height is 55cm.
    Each room has bedside lights, all rooms are provided with normal ceiling lighting.
    There is adequate walking space around each bed.
    All rooms have a contrasting short pile carpet. There are no rugs in the bedrooms.
    There is a tea/coffee tray and kettle in each room. Each room has a Satellite Smart TV with remote control, a hairdryer and heat resistant mat for use with heated hair stylers.
    Rooms 1, 2 & 3 – first floor. Rooms 6 & 7 – second floor
    En-suite shower rooms
    Each room has an en-suite WC/shower room facility with vinyl flooring.
    Each shower cubicle has a 25cm step into the shower area. Each shower cubicle has an electric shower with a user operated
    temperature control.
    Each WC has a low-level flush with standard fittings.
    Heating
    Each room has a thermostatically controlled radiator.
